Listing Your Home
What to expect when listing your home with Marnie.
We start by determining the right price for your home. Marnie will build a full CMA — reviewing Active Listings in your neighborhood, recently Sold homes, and homes that did not sell — so we arrive at a fair, competitive price for your property.
Once we've settled on a price, we need to stage the property to show its best features. Start packing up personal items, mementos, and valuables — we need the bones of the house to show through. Tchotchkes and knickknacks can distract buyers from the real estate they're trying to purchase. Also, swap out any expensive fixtures you plan to take with you (chandeliers, smart thermostats, cameras, doorbells, mounted TVs, etc.) for the ones stored in the garage or attic. Buyers will expect what they see to stay. We can always list exclusions in the contract, but it's much easier to pack your things from the get-go.
With the home priced and staged, we'll order professional photography and load your listing onto the Multiple Listing System (MLS), which automatically replicates out to Zillow, REALTOR.com, and 200+ other sites. Showings will begin getting scheduled — you'll want the home ready during those times. We'll run open houses and get as many qualified, ready, willing, and able buyers through as possible to get you an offer.
